Getting Ready for a Spring Sale . . . The Bare Necessities

What happens on Tuesday, March 20, 2018 at 12:15 P.M. EDT.?   Well, it's the official start of Spring, of course, or otherwise known as the March or Vernal Equinox!  According to the Old Farmer's Almanac the March Equinox occurs when the Sun crosses the celestial equator on its way north along the ecliptic.  It's been so cold and snowy that it's hard to believe Spring is really only a few weeks away.  

If you're planning to sell your home this Spring, then it's time to get the preparations started.

There is a lot of good advice on the internet on how to get your home ready to sell, but taking on many of the tasks can be very time consuming and can put a pretty good dent in your pocketbook.  We've found that many of our clients just don't have the time and/or the money to do all the things they would like to do, and should do, to make their house the best it can be.

If you're one of those people who is seriously time-challenged, then here are four things you can accomplish that will have a big impact on getting your home sold in the least amount of time for the most money.  Let's call them the bare necessities.

Marlboro Township Among The Safest Places To Live in New Jersey!

The National Council for Home Safety and Security has published "The Safest Cities in New Jersey 2018", and Marlboro Township is rated the 38 safest city in New Jersey!

As of 2017, New Jersey is the third wealthiest state in the nation by median household income, in addition to being one of the safest.  Crime rates here in The Garden State are far below nationwide averages.

With a population of 40,764, Marlboro Township had only 10 violent crimes and 243 property crimes in 2017. This translates into 0.25 violent crimes and 5.76 property crimes per 1,000 residents.

Monmouth County Housing Market Update

The Monmouth County housing market remained brisk throughout 2017 with continued low inventory, more sales, quicker sales, and moderately rising prices.  

Here is a summary of the housing statistics for last year end compared to 2016 for Single Family Detached Homes, Townhomes and Condos, and Adult Community Homes:

Single Family Detached Homes

  • Low inventory carried through from the previous few years, with only a 1.3% rise in new listings in 2017
  • As of the end of 2017, there was only a 3.8 months supply of available homes on the market
  • In 2017 homes sold in an average of 63 days, 10 days quicker than 2016
  • There were 7,159 closed sales, up 11.1% from 2016
  • The median sales price rose 3%, from $403,000 in 2016 to $415,000 last year
