What's new in the Marlboro NJ real estate market? 

We reviewed the listings, pending and sales statistics as of the end of May 2018 to bring you an up-to-date accounting of the key housing market activities.

Home Prices

  • The Average Listing Price year-to-date is $627,050, compared to $631,541 year-to-date 2017, less than 1% change.
  • The Average Sale Price year-to-date is $520,598, up 6.98% from $486,630 year-to-date 2017.
  • Of the 141 homes sold this year through the end of May, 43.3% sold for over $500,000, 17% between $400-499,999, 17% between $300-399,999, 11.3% between $250-299,999, and 11.4% under $250,000.

Saturday is Manalapan Day! Don't Miss It!

Mark your calendar for Saturday, June 9, 2018 from 3PM to 10PM and head to the Manalapan Recreation Center for the annual "Manalapan Day" event.  This year's agenda includes games, rides, ponies, petting zoo, exhibits, local performance groups, great food vendors, and non-stop entertainment.

Florence LaRue and the 5th Dimension, with 14 Gold records, 6 Platinum records, 6 GRAMMY Awards, will take the main stage at 8pm. Monmouth County Housing Market Update - March 2018

Despite there being fewer homes for sale, and increases in interest rates, buyer demand has remained strong enough to keep home prices on the rise in Monmouth County. 

Let's take a look at the key metrics for the First Quarter of 2018 compared to the First Quarter of 2017 for Single Family Detached Homes, Townhomes & Condos, and Adult Community Homes in Monmouth County.

Single Family Detached:  

  • New listings were down 10.8%, from 3,029 in the first quarter of 2017 to 2,701 this year.
  • In spite of the decrease in new listings, sales held steady with a slight 1.8% increase. 
  • There were 2,351 homes available for sale at the end of March 2018, down 22.9% from the 3,050 at the end of March 2017.  
  • The median sales price continued to rise, from $387,655 in 2017 to $405,000 this year.
  • Homes are selling faster, with an average days on the market of 72.
