Selling Your Home? How a Sale Can Impact Your Taxes

Generally, any profits you earn are taxable. However, when you sell your home you may not have to pay taxes on the money you gain . . . it all depends on whether you fall within the qualifying guidelines.

Here are 10 items to consider when selling your home:

1. You May Qualify for an Exclusion of Gain.  You may be able to exclude part or all of the gain from the sale of your home. This rule may apply if you meet the eligibility test. Parts of the test involve your ownership and use of the home. You must have owned and used it as your main/primary home for at least two out of the five years before the date of sale.

Selecting a community where you and your family will live is important to your overall well being and more important than the house itself.  Of course, the perfect house is important, but you are also buying into a community, a place where you will live, shop, go to school, and participate in community activities with your neighbors.

How To Find The Perfect Home For You And Your Family

Want to make the home buying process much more organized and enjoyable?

It's important to be realistic about what you can afford and what is available in the communities where you want to live.  It's also important to realize that no house is perfect, and you will need to make compromises.  Your goal should be to get a home you really like that fits your needs and your budget.

Your first step should be to sit down and make a list of what features are in your perfect home and organize the items into 3 main categories:

Marlboro Schools Will Offer Full-Day Kindergarten!

Starting with the 2017-18 school year, the Marlboro School District will offer full-day kindergarten.

The Marlboro School Board approved a $1.94 million plan to renovate computer labs at four elementary schools and convert them into eight additional classrooms to accommodate the kindergarten students. The original plan to build 28 new kindergarten classrooms was rejected by voters, so the district found an alternative way to make it happen . . . to the delight of many local parents.

Superintendent Eric Hibbs said, "There will be more time spent on the individual needs of our students. The increased time will allow for a greater emphasis on social skills and a day filled with varied educational opportunities and experiences."

Closing Costs - What Are All Those Fees?

Buyers have lots of questions about buying a home and obtaining a mortgage.  Here we'll list the most common buyer closing costs, what they are for, and the average amount charged for these services in New Jersey.

Within three days of applying for the loan, your lender should give you closing disclosures so you will know what your APR (annual percentage rate) will be. The closing disclosures show you the closing costs that are included in the amount that makes up the APR. You should carefully assess each item for validity, and ask questions about items you do not understand.

We've also included the 'average' fees (according to BankRate) that are charged by lenders to buyers purchasing a $200,000 home in New Jersey:
