Monmouth County Housing Market Update

The Monmouth County housing market remained brisk throughout 2017 with continued low inventory, more sales, quicker sales, and moderately rising prices.  

Here is a summary of the housing statistics for last year end compared to 2016 for Single Family Detached Homes, Townhomes and Condos, and Adult Community Homes:

Single Family Detached Homes

  • Low inventory carried through from the previous few years, with only a 1.3% rise in new listings in 2017
  • As of the end of 2017, there was only a 3.8 months supply of available homes on the market
  • In 2017 homes sold in an average of 63 days, 10 days quicker than 2016
  • There were 7,159 closed sales, up 11.1% from 2016
  • The median sales price rose 3%, from $403,000 in 2016 to $415,000 last year

Open House in the Winter? Make a Powerful First Impression

When preparing your home for an Open House this time of year, be sure to pay as much attention to the outside as you do to the inside. You want to create a great first impression, so by the time potential buyers enter your home, they are already optimistic about living there.

Here are some relatively easy things you can do to create the most inviting exterior without breaking the bank or your back. Also be aware that most buyers will ride by and check out the exterior of your home before even considering viewing the inside.  So it can be argued that the exterior is 'the most important' selling feature.

Tax Reform Legislation Passes Today - What It Means For Homeowners

Lawmakers in the House and Senate passed tax reform legislation today, and the President is expected to sign it before the end of the year.

The National Association of Realtors worked very hard to try to preserve the tax benefits for homeowners, and although the results are mixed, the final version is significantly better for homeowners than previous versions.  

Last-minute changes to the bill include the following improvements:

Capital gains exclusion. In a huge win for current and prospective homeowners, the current law is left in place on the capital gains exclusion of $250,000 for an individual and $500,000 for married couples on the sale of a home.
